The property qualifies itself. Here is how lenders establish the rent and what California properties typically produce.

How the Property Qualifies Itself
A DSCR loan on a rental property is underwritten on one calculation: gross monthly rent divided by monthly PITIA — principal, interest, taxes, insurance and any HOA dues. If a property rents for $4,500 and the full payment is $3,750, the DSCR is 1.20.
Your job, income, tax returns and personal debts play no part. That is the whole product.
How Lenders Establish the Rent
For a tenanted property, the lender uses the existing lease or the appraiser’s market rent estimate on Form 1007, and generally takes the lower of the two. That matters when a property is rented below market on an old lease — the low figure governs, not the market value.
For a vacant property, the appraiser’s market rent stands alone. Some lenders apply a vacancy factor of 5% to 10%; others use gross rent. Ask which, because it moves the ratio.
Below-market leases are a trap
Inheriting a tenant paying well under market is a common way for a good property to fail DSCR underwriting. If the lease is significantly below market and expires soon, it can be worth timing the purchase or refinance for after the lease resets. Check the lease terms before you are in contract, not after.
What California Rentals Typically Produce
California’s price-to-rent ratios make 1.25 harder to achieve than in lower-cost states. High purchase prices, property taxes around 1.1% to 1.25%, and in newer developments Mello-Roos assessments all press on the ratio.
Inland markets generally cash flow better than coastal ones. A Bakersfield or Fresno duplex is far more likely to clear 1.25 than an equivalent property in Orange County. See our county pages for local loan limits, and use the DSCR calculator to model a specific property.
Improving a Ratio That Falls Short
Three levers move the number, in order of practicality.
- Larger down payment. Cuts principal and interest directly. The most reliable fix.
- Longer amortisation. A 40-year term or an interest-only period lowers the payment and raises DSCR without changing the purchase price.
- Higher rent. Converting to short-term rental often underwrites higher, where local rules permit it.
Multiple Properties
DSCR imposes no cap on financed properties, which is why investors move to it after the ten-property conventional limit. Each property is underwritten on its own ratio, so a weak property is not rescued by a strong one elsewhere in the portfolio — and equally, one weak property does not block financing on a good one.
