DSCR Loan Requirements

What lenders actually verify on a DSCR loan — and what they deliberately ignore.

The Only Income That Matters Is the Property’s

A DSCR loan qualifies on the debt service coverage ratio — gross monthly rent divided by the monthly PITIA payment (principal, interest, taxes, insurance and HOA). If a property rents for $4,500 and the full payment is $3,750, the DSCR is 1.20.

What lenders deliberately do not look at: your tax returns, W-2s, pay stubs, employment history, or personal debt-to-income ratio. That is the entire point of the product. Investors with heavy depreciation write-offs often show minimal income on paper while running strong cash flow, and conventional underwriting reads that as inability to repay.

Most California lenders want 1.20 to 1.25 for the best pricing. A meaningful number will lend down to 1.00, and a smaller group goes to 0.75 with more money down.

Down Payment and Credit Requirements

Expect 20% to 25% down on a purchase. A stronger ratio pushes you toward 20%; a ratio near or below 1.00 usually means 25% or more. Cash-out refinances are typically capped at 70% to 75% loan-to-value.

Credit minimums generally start at 620, with the best pricing at 700 and above. Because there is no income to evaluate, credit and the ratio carry more weight than they would on a conventional file.

Reserves

Most lenders want three to six months of PITIA in reserves after closing. Cash-out proceeds can often satisfy the requirement. Reserve expectations rise as the DSCR falls — a 0.90 ratio might require twelve months where a 1.30 ratio requires three.

Eligible Properties

Single-family, 2–4 unit, condo and townhome are standard. Many lenders also accept 5–10 unit residential, and short-term rentals underwritten on Airbnb or VRBO revenue rather than a long-term lease.

Common exclusions: rural properties on large acreage, manufactured homes with some lenders, condotels, and properties needing substantial repair. For a property that needs work first, a fix and flip loan followed by a DSCR refinance is the usual route.

How Rent Is Documented

For a tenanted property, the lender uses the lease or the appraiser’s market rent estimate (Form 1007), typically taking the lower of the two. For a vacant property, market rent from the appraisal stands alone.

Short-term rentals are documented with a 12-month platform revenue history, or an AirDNA-style market projection where the property is being converted. Short-term revenue frequently produces a stronger ratio than a long-term lease on the same property — see short-term rental loans.

Entity Vesting and Prepayment Penalties

DSCR loans can usually be held in an LLC or corporation, which conventional investment financing rarely permits. Lenders will want the operating agreement, articles of organization and an EIN.

Nearly all DSCR loans carry a prepayment penalty — commonly a step-down such as 5/4/3/2/1 over five years, or a flat three-year term. If you intend to sell or refinance within that window, negotiate a shorter structure up front; buying it out later is expensive.

Improving a Ratio That Falls Short

Three levers move the number. Increase gross rent, which a short-term rental strategy often does. Reduce the loan amount with a larger down payment, which cuts principal and interest directly. Or extend amortization — a 40-year term or an interest-only period lowers the payment and raises DSCR without changing the purchase price.
