DSCR Loans Explained

What the ratio actually measures, why lenders use it, and how the process differs from a normal mortgage.

The Idea in One Paragraph

DSCR stands for debt service coverage ratio. A DSCR loan asks a single question: does this property produce enough rent to cover its own mortgage payment? If yes, the loan is approved — regardless of what the borrower earns. It is commercial underwriting logic applied to residential investment property.

The Calculation

DSCR = gross monthly rent ÷ monthly PITIA. PITIA is principal, interest, taxes, insurance and HOA dues. A property renting at $4,500 with a $3,750 total payment has a DSCR of 1.20, meaning it produces 20% more than it costs to carry.

How Underwriting Differs

A conventional mortgage underwrites you: income, employment, debt-to-income, tax returns. A DSCR loan underwrites the asset: rent, expenses, value, condition.

What that removes from the file is substantial — no tax returns, no W-2s, no pay stubs, no employment verification, no personal DTI. What it adds is scrutiny of the property: an appraisal with a market rent addendum, lease review, and confirmation the property is genuinely rentable.

What You Still Need

DSCR is not no-documentation lending. Expect to provide a credit report, proof of funds for down payment and reserves, the purchase contract or existing mortgage statement, property insurance, and entity documents if closing in an LLC.

The Process, Step by Step

  • 1. Run the ratio. Before anything else, model the property with the DSCR calculator.
  • 2. Get quoted. Provide the property address, estimated rent, purchase price and down payment. No income documents needed.
  • 3. Application and credit. A hard credit pull, plus asset statements for down payment and reserves.
  • 4. Appraisal with rent addendum. The appraiser values the property and provides a market rent estimate on Form 1007.
  • 5. Underwriting. The ratio is confirmed against the appraised rent, and reserves are verified.
  • 6. Close. Typically 21 to 30 days from application, faster than a documented loan because there is less to verify.

The most common failure point

Files rarely fail on credit. They fail when the appraiser’s market rent comes in below the assumed figure, dropping the DSCR below the lender minimum. Building a cushion into your assumptions — targeting 1.15 when the lender needs 1.00 — is the practical defence.
