DSCR is not an agency programme, so every lender writes its own rules. That is why quotes vary so widely.

Why DSCR Quotes Vary So Much
FHA and conventional loans follow published agency guidelines, so lenders differ mainly on price. DSCR has no agency behind it — each lender writes its own guidelines and holds or securitises the loan on its own terms.
The practical result is that two DSCR lenders can return genuinely different answers on the same property: different minimum ratios, different maximum loan-to-value, different property eligibility, different penalty structures. Comparing on rate alone misses most of what matters.

The Questions That Reveal the Real Cost
Ask every lender the same set and compare the answers side by side.
- What is your minimum DSCR, and do you use gross rent or apply a vacancy factor?
- What is the maximum LTV at my ratio and credit score?
- What prepayment penalty structures are available, and what does each cost in rate?
- Do you allow LLC vesting, and do you require a personal guarantee?
- Do you accept short-term rental income, and what documentation?
- What are the total lender fees, on a written quote?
The vacancy factor question matters most
Some lenders calculate DSCR on gross rent; others apply a 5% to 10% vacancy deduction first. On a property at 1.10 gross, a 10% vacancy factor drops the ratio to about 0.99 — below many minimums. Two lenders can look at the same property and reach opposite conclusions purely on this. Always ask.
Broker Versus Direct
Because DSCR guidelines vary so much between lenders, a broker with access to twenty or more wholesale sources has a structural advantage on anything other than a textbook file. A property that three lenders decline on ratio or type may be routine for a fourth.
On a clean, strong file — 1.30 ratio, 740 credit, single-family, 25% down — the difference narrows and it becomes mostly about price.

Do all DSCR lenders allow LLC vesting?
Most do, but not all, and some price it slightly differently. If entity ownership matters to you, raise it at the first conversation rather than late in the process — changing vesting mid-underwriting restarts documentation and delays closing.
