The Universal Requirements
Regardless of which programme you use, expect these to apply.
- Two years of self-employment in the same business or field. This is close to universal.
- Ownership of 25% or more is what defines self-employed for underwriting purposes.
- A current business licence or equivalent registration.
- A CPA or tax preparer letter confirming your ownership percentage and that the business is active.
- Evidence the business is still operating, dated within 30 days of closing.

The 30-day existence check
Nearly every lender verifies the business is still trading within 30 days of closing — usually a phone call to your CPA or a check of the state registry. A lapsed licence or a registration that has gone inactive can stop a closing at the last moment. Confirm your registration is current before you apply.
How Income Is Averaged
Full-documentation lenders average two years of net income, then add back certain non-cash deductions — depreciation, depletion, amortisation and sometimes a business-use-of-home deduction. Those add-backs can lift qualifying income meaningfully, so make sure your lender applies them.
If year two is lower than year one, most underwriters use the lower figure or the two-year average, not the higher year. A declining trend needs a written explanation and, in weaker cases, can result in a decline regardless of the average.
Where Self-Employed Files Commonly Fail
Beyond income, the recurring problems are large unexplained deposits without a paper trail, commingled personal and business accounts that make deposits impossible to categorise, a business structure change inside two years that resets the history, and unfiled or extended tax returns.
Filing an extension is not fatal but complicates the file — lenders generally want the filed return, and an extension usually means providing the prior two years plus a year-to-date P&L instead.
Under Two Years Self-Employed
If you have less than two years, the realistic routes are asset depletion, which ignores employment entirely, or a DSCR loan for investment property. Some lenders accept one year of self-employment where the borrower worked in the same field as an employee immediately beforehand and can document that transition.
