A mortgage pre-approval is a lender’s written commitment, based on verified documentation, that you qualify to borrow up to a stated amount. It involves a hard credit pull, a review of your income and assets, and an underwriting assessment of your ability to repay.

That verification is what separates it from pre-qualification. A pre-qualification is a conversation — you state your income and debts, the lender does the arithmetic, and you get an estimate. Nothing is checked. In a competitive California market, a listing agent will read a pre-qualification letter as a rough guess and a pre-approval letter as a real buyer.
