Why Investment Rates Are Higher
Investment property financing carries a rate add-on of roughly 0.5% to 0.875% over an equivalent owner-occupied loan, and sometimes more. The reason is behavioural rather than arbitrary: when borrowers face financial stress, they prioritise the home they live in over the property they rent out.

Add-ons compound
A 700-credit borrower buying a duplex at 80% loan-to-value can accumulate three separate add-ons on top of base pricing. Each looks modest alone; together they can exceed 1.5%. Moving the down payment from 20% to 25% often removes one tier entirely and is frequently the cheapest single fix.
Reducing the Premium
Four levers work, in rough order of effectiveness.
- Increase the down payment. Dropping from 80% to 75% loan-to-value commonly removes a full pricing tier.
- Improve the credit score before applying. Tiers sit at 660, 680, 700 and 720, so crossing one boundary matters more than a large gain within a tier.
- Choose rate-and-term over cash-out where possible, or split into two transactions.
- Compare conventional against DSCR properly. DSCR costs more in rate but requires no income documentation, and for investors with heavy write-offs it may be the only route that approves at all.
Conventional Versus DSCR on Cost
A conventional investment loan is cheaper if you qualify. The question is whether you do. Conventional caps at ten financed properties, requires full income documentation, and calculates your personal debt-to-income including every property you own.
DSCR costs 1% to 2% more but has no property cap, no income documentation, and qualifies on the property’s own rent. For a W-2 employee with two rentals, conventional wins. For a self-employed investor with eight, DSCR usually does. Model both with the investment property calculator.
California-Specific Pressure
High purchase prices relative to rents make California investment properties harder to cash flow than most of the country. Property taxes of 1.1% to 1.25% plus Mello-Roos in newer developments add real monthly cost.
Inland markets generally cash flow better than coastal. The same $600,000 loan behaves very differently on a Fresno duplex than an Orange County condo, and the rate is the smaller part of that difference.
