California Mortgage Application Checklist: Documents You Need

Having your documents organized before applying is the single most effective thing you can do to speed up your California mortgage approval. Missing or incomplete documentation is the number one cause of delays. Here's your complete checklist organized by category and loan type.

Income Documents (Conventional, FHA, VA, Jumbo)

For employed W-2 borrowers, you'll need two most recent pay stubs (showing year-to-date earnings), W-2 forms from the past two years, and federal tax returns from the past two years (all pages including schedules).

For self-employed borrowers, you'll need two years of personal federal tax returns (all pages), two years of business tax returns (partnerships, S-corps, C-corps), a year-to-date profit and loss statement (ideally CPA-prepared), and a business license or articles of incorporation.

Asset Documents (All Loan Types)

Two most recent months of bank statements (all pages, all accounts), retirement account statements (401k, IRA, brokerage), documentation for any large recent deposits (over $500 for FHA, over $5,000 for conventional), gift letter and donor's bank statement if using gift funds, and statements for any other assets being used to qualify.

Identity and Housing Documents

Government-issued photo ID (driver's license or passport), Social Security card or proof of SSN, current housing payment proof (mortgage statement or lease and 12 months cancelled rent checks), and if you own property, most recent mortgage statements and insurance declarations.

Special Documents by Loan Type

Bank statement loans require 12-24 months of personal or business bank statements instead of tax returns. DSCR investment loans require a signed lease or rent schedule and property insurance quote. VA loans require a Certificate of Eligibility (COE) and DD-214 or active duty statement of service. ITIN loans require ITIN card and 2+ years of tax returns filed with ITIN. Foreign national loans require a valid passport, visa, and proof of funds.

Tips for a Faster Approval

Scan and save everything digitally before applying. Include all pages of bank statements (even blank ones β€” missing pages cause delays). Don't move money between accounts right before applying without documentation. Address any credit report errors before applying.
