What Actually Differs Between VA Lenders

The VA sets the program — zero down payment, no mortgage insurance, the funding fee schedule, and the entitlement rules. Every approved lender works from the same rulebook.

What varies is pricing, lender overlays, and speed. Overlays are the additional requirements a lender layers on top of VA guidelines: the VA publishes no minimum credit score, but most lenders impose one between 580 and 620, and some go higher. A veteran declined by one lender for a 590 score may be approved by another with no change to the file.

Veterans receiving VA disability compensation are exempt from the funding fee entirely. So are surviving spouses receiving dependency and indemnity compensation. If you are rated even 10% disabled, that exemption is worth roughly $17,000 on an $800,000 zero-down purchase — and lenders do not always catch it. Confirm your exemption status appears on your Certificate of Eligibility before closing.

Entitlement and Loan Limits in California

Since 2020, VA loan limits no longer apply to veterans with full entitlement. There is no cap on what you can borrow with zero down, only what a lender will approve. That matters in California, where a $1.2M purchase with no down payment is achievable with full entitlement.

Limits still apply if your entitlement is partial — typically because you have an existing VA loan or previously defaulted. In that case the county conforming limit governs the zero-down amount, which for 2026 is $832,750 in most California counties and $1,249,125 in high-cost counties including Los Angeles, Orange, San Francisco, San Mateo, Santa Clara, Alameda and Contra Costa. Comparing VA Lenders Properly

Ask every lender the same four questions: what is your minimum credit score overlay, what is the rate and how many points, what are your total lender fees, and what is your average days to close.

Compare rate and points together — a lower rate bought with two points is not cheaper unless you hold the loan long enough to recover the cost. Get every quote on the same day, since pricing moves daily, and insist on a Loan Estimate rather than a verbal number.

Refinancing an Existing VA Loan

If you already hold a VA loan, the IRRRL streamline refinance is usually the cheapest path to a lower rate: no appraisal, no income documentation in most cases, and a 0.50% funding fee. If you need cash out, the VA cash-out refinance allows borrowing up to 100% of value in many cases, but requires a full appraisal and income documentation.
