Refinancing With Bad Credit in California
A low score narrows your options, but it does not close them. Two programs skip the credit check almost entirely.

The Short Answer
You can refinance a California mortgage with a credit score in the 500s, and in two cases with almost no credit review at all. The FHA Streamline and VA IRRRL both waive the full credit re-underwrite for borrowers already holding an FHA or VA loan. Outside those, expect a minimum of 580 for FHA, 620 for conventional, and 620 to 680 for non-QM cash-out.

The streamline loophole
If your current loan is FHA or VA, the streamline versions exist precisely so borrowers whose circumstances have worsened can still lower their payment. Lender overlays vary — one lender may impose a 620 minimum where another imposes none. That is a lender policy, not a programme rule, which is why shopping matters most at the low end of the credit range.
What Actually Drives Your Rate
Credit score is priced in tiers, not on a smooth curve. The jumps happen at 620, 660, 700, 740 and 780. Moving from 698 to 700 can be worth more than moving from 700 to 735, because you cross a pricing boundary.
On a conventional refinance, the gap between a 640 and a 740 score commonly runs 0.75% to 1.25% in rate. On a $600,000 loan that is roughly $250 to $420 a month. It is often worth delaying a refinance by 60 days to cross one tier.
Fixing the Score Before You Apply
Three levers move a score fastest, and none of them require waiting years.
- Utilisation. Paying revolving balances below 30% of limits — ideally under 10% — can move a score 20 to 40 points within one reporting cycle. This is the single fastest lever.
- Rapid rescore. Once balances are paid, a lender can request a rapid rescore that updates the bureaus in 3 to 5 business days rather than 30. It must be initiated by the lender, not you.
- Disputing genuine errors. Collections that are not yours, duplicate accounts, or balances reported after payoff. Do not dispute accurate items — an active dispute flag can stall underwriting entirely.
What Will Not Work
Closing old credit cards shortens your average account age and cuts total available credit, which usually lowers the score. Paying off a collection can also reset its date of last activity on some scoring models, making it look more recent. Ask before you pay anything off inside 90 days of applying.
Credit repair companies rarely do anything you cannot do yourself, and paying one shortly before applying can complicate the file if disputes are open at underwriting.
If You Cannot Qualify Today
A refinance that is declined is not a permanent answer. Most borrowers who are turned down for credit are approvable within six to twelve months of focused work — and if the reason is income documentation rather than credit, an alternative-documentation programme may already work. See bank statement loans or, for investment property, DSCR loans, which do not weight personal credit as heavily.
